
1. Schedule a Meeting
Call our office and schedule a time for a meeting with Adiel Gorel, Dani Beit-Or or Sandra Wing. You are welcome to come in to our office or the meeting can be held by phone, for your convenience.
2. Meeting
During this 30 minute meeting we will get to know you better and can make recommendations as to which markets will fit your needs best.
3. Contact Realtor/s
Once the market/s has been identified, we will provide you with the contact details for our Realtors in that market. You can contact those Realtors and ask for:
a. Up-to-date available properties.
b. Any information you need from them to ascertain that this investment meets your criteria for safety and attractiveness and do your due diligence.
c. Schedule a meeting with them to visit their market.
d. In addition, you can meet them at one of our Advanced Events (Even after such a meeting, a visit to the market is recommended).
4. Visiting Markets
Our experience shows that taking the time to visit the actual markets has proven to be very helpful. During your trip you will meet with the Realtor, the Property Manager and you will experience the market place and also visit subdivisions. You will get information you need to complete your due diligence and feel comfortable investing in the property.
5. Choose Your Investment
By the end of the visit or a few days later, you can contact the Realtor(s) and tell them which of the investment opportunities you are interested in. If you found no such properties, the trip would have been a useful learning experience in any case.
6. Signing the Contract
After choosing a property you will receive a contract from the Builder. Please read the contract carefully, consult with anyone you need to and, if comfortable, sign the contract and send it back to the builder along with the earnest deposit money. This can be done by FedEx after you return home.
7. Start the Loan Process
It is now time to set up your loan for the investment. If you do not have a Lender, ICG will help you by providing you with contacts.
8. Sign a Contract with Property Manager
ICG has property management companies in each of our markets. As your closing gets nearer, you should receive a contract from them. Please read, study, and if satisfied, sign and return it before closing. This will get the rental process started.
9. Sign the Closing Documents
Once the house is completed you will receive the closing package. Study the documents, ask any questions you need of any relevant party. Upon satisfaction with the accuracy of the numbers, sign the closing documents and pay the balance of the down-payment and closing costs as per the title company instructions.
10. Renting the House
Once closed, the property manger will put your house on the market, advertise it, show it to potential Tenants, screen Applicants, collect deposits and rent your property. The manager may attempt to get a renter lined up even before the house closes (if you had signed the contract). However usually you should expect a period of time to elapse before the house is rented. This period varies by market. Please consult the manager or ICG for details.
